These Limitations and Conditions explain the scope of your Home Inspection. The purpose of your Limited Fungal Inspection is to evaluate the general condition of a property for mold. This includes determining whether there is current moisture. There are limitations to the scope of this Inspection. We perform inspections only & all samples are sent out to a certified lab for testing analysis with 24 hour turnaround time. Lab results are not intended to be an exhaustive list. The ultimate decision of what to remediate and replace is yours. One homeowner may decide that certain conditions require remediation and replacement, while another will not.

  1. The Limited Fungal Inspection provides you with a Review of pre-inspection interview and discussion of inspection Goals. Summary of methods and equipment utilized by Mold Inspection Pro. Overview of observations at the subject property. Laboratory analytical results of mold samples collected within the project area at the subject property. Remediation Recommendations. Appendices containing laboratory analytical results and pertinent information pertaining to the limited preliminary fungal inspection performed at the subject property.
  2. Mold Inspection Pro performs Inspection Only, No conflict of interest. We are not a remediation or treatment company & we send all collected samples to laboratories for testing. It is not in our interest to find mold that would require expensive treatment & we receive no sales commission or compensation from remediation or treatment companies. Recommendations for remediation will only be made when it is absolutely required.
  3. We perform professional, industry-standard inspections using only Certified Mold Inspectors. Mold Inspection Pro will write a remediation Scope of Work in order to guide the remediation company so that you will only pay for the treatment actually needed.
  4. A typical residential inspection consists of the following: A visual inspection of the property for signs of water intrusion & or mold growth. Measure the moisture in the air (Humidity). Measure moisture in the walls, ceilings, floor etc. in order to pinpoint any sources of moisture that may be mold growth. Taking swab samples in areas where mold may or may not be visible. Taking air quality samples in concerned areas & an outdoor sample to establish a reference or baseline for normal mold levels in an area, that are then compared to the indoor samples.
